City Council gave PUD approval to the developers of the proposed Towers On the Grove oceanfront property with a 5-0 vote on Monday, December 18, 2006. Located in North Myrtle Beach oceanfront between 21st Avenue North and 23rd Avenue North, the area encompasses approximately 3.5 acres of beachfront as well as second and third row property.
With approval in hand, Towers Investment LLC principles Casey Shroff and David Hix are preparing to proceed with construction of the South Tower that will replace the former Cherry Grove Manor in North Myrtle Beach. Construction is anticipated to begin mid-February 2007.
Pre-Sales are underway for Towers on the Grove South Tower Phase I, which offers an array of 11 different floor plan choices and features 221 fully furnished condominium units on 18 living floors. Of the total units, 144 are oceanfront, 18 are ocean view, and 59 face the boulevard. Phase II of the South Tower is proposed to provide an equal number of units.
The PUD designation allows developers to vary projects from standard building codes in exchange for public benefits. Highlights for The Towers on the Grove PUD are two oceanfront towers, a public oceanfront park featuring handicapped access to the beach, sidewalk streetscapes with abundant landscaping, underground utilities, two parking structures on the second row that will include commercial and retail space and one parking structure on the third row.
