NexCore Group capped off the year by completing a $30 million integrated outpatient center for United Health Services (UHS) in Vestal, N.Y., and by breaking ground on a $22 million integrated outpatient center for Providence Regional Medical Center Everett (Providence) in Monroe, Wash., in the fourth quarter of 2012.

First “Big Box” Outpatient Center in New York’s Southern Tier Region

UHS, the largest provider of hospital and healthcare-related services in New York’s Southern Tier, needed an integrated outpatient center that would improve access to services in an underserved market, implement a new market standard in the delivery of services, and strengthen its brand.

NexCore Group collaborated with UHS to develop an 85,500 square foot, off-campus, multi-specialty center in the Town of Vestal, one of the fastest-growing retail corridors in the Southern Tier. The one-stop-shop facility, which had its open house in October 2012, provides Primary Care, Rheumatology, Cardiology, Imaging, Walk-in Center, Women’s Center, Lab and Pharmacy services.

The Vestal Women’s Center, which occupies the building’s entire third floor, offers a good example of how UHS is setting a new standard of outpatient care delivery in the community. The Center not only offers an unprecedented array of services given the size of the building and the community but also strives for an unusually quick turnaround time on test results. For example, if a mammogram indicates the need for further testing, the patient can receive more timely access to care and services, including having a biopsy performed on the same day as the mammogram with prompt follow-up on results.

The innovative programming of the Vestal facility was matched by its innovative design. Early in the design process, NexCore and the project team evaluated best practices related to physician practice patterns and patient flow to create efficient layouts and patient-friendly spaces within the building. The team was able to eliminate excess space, reduce costs and enhance the delivery of patient care by incorporating elements such as:

  • Centralized check-in/check-out, waiting and scheduling areas on each floor;
  • Shared provider work areas (very little space in the building is allocated to private physician offices);
  • Strategic placement of nursing stations to minimize wasted steps and maximize the supervision of patients and exam rooms; and
  • Custom-designed desks in exam and treatment rooms to increase face-to-face interaction between providers and patients.

According to Joe Cerra, Senior Vice President of Physician Practice Management at UHS, the performance of most business lines at the Vestal facility have exceeded expectations. For example, the Vestal walk-in center is busier than any of the system’s other urgent care centers, and in 2012, the new walk-in center surpassed volume projections by an impressive 41 percent. Cerra also says the system’s overall pharmacy numbers have grown at an explosive rate of 14 percent since the Vestal pharmacy opened its doors.

NexCore provided project management and advisory services for UHS Vestal and also played a key role in the project’s strategic planning, program coordination and regulatory approvals.

A New Healthcare Delivery Model in Monroe, Wash.

Providence Regional Medical Center Everett, a member of Providence Health & Services (one of the largest not-for-profit health networks in the Western United States), recognized the need for an off-campus ambulatory care center that would better serve the residents of Eastern Snohomish County, a community it has served for nearly 30 years. Providence selected NexCore Group to help realize its vision of a facility that would offer patients a state-of-the-art, coordinated model of care close to home.

After working diligently with Providence on site selection and acquisition, conceptual programming and planning, business planning, and system approvals, NexCore broke ground on the two-story, 43,000 square foot Providence Medical Building in November 2012. The facility is located in Monroe, a strategic sub-market of Eastern Snohomish County that lies approximately 30 miles northeast of Seattle.

The Providence Medical Building Monroe will provide comprehensive services under one roof, with space for more than 30 medical providers. The facility will house multiple primary care practices and an array of specialty care providers in the areas of cardiology, ENT, gastroenterology, general surgery, midwifery, neurology, neurosurgery, OB/GYN, orthopedics, pain management, physical medicine and rehab, sleep health, and urology.

The facility will also house an urgent care center, full-service imaging center, non-invasive diagnostics (such as echocardiography), lab services, retail pharmacy, coffee bistro, and an education and conference center.

In addition to providing comprehensive services, the Providence Medical Building Monroe will offer the latest in healthcare facility design and technology, including:

  • Centralized check-in;
  • Self-rooming, which allows patients to go straight to their exam room (no more sitting in waiting areas);
  • Patient portal, which allows patients to communicate with their physician, request prescription refills and schedule appointments online; and
  • Single electronic health record (including medical history, test results, medication lists, immunization records, physician instruction and health education information), which patients can view online.
