The industry’s only product to score every inbound and outbound contact with prospective renters, ILM is a first-of-its-kind application that synthesizes data from multiple sources and systems to prioritize leads in real time. This analysis highlights the leads that have a greater likelihood of conversion. The system compiles rich data on the effectiveness of a community's advertising sources in delivering leads as well as the performance of a community's call center and onsite staff in answering and handling prospect calls. ILM provides similarly powerful analytics to give unprecedented insight into the performance of leasing teams from the time a prospective resident first contacts a property through to a signed lease.

The enhancements are designed to further improve user functionality as well as prospect interactions. ILM advances lead tracking operations with the transfer of lead information through its sister properties interface and robust multiple-phase menu. The system allows the exchange of lead data without having to manually re-enter data.

John Reardon, vice president of marketing for Boston-based Beacon Communities, which recently began using ILM, says the multiple-phase functionality will have a substantial impact on operations. "It may seem like a minute detail to an outsider, but from a leasing perspective and when you are trying to manage leads as effectively as possible, being able to transfer them easily between phases without duplicating efforts is really important. We no longer have to figure out a ‘workaround’ in our property management system to transfer leads. ILM's new texting feature with integrated SMS texting capabilities enables leasing agents to correspond with leads and prospects in the communication channel they want to use is an enhancement that Gene B. "Having the ability to efficiently communicate with prospects in the way they want directly through ILM will streamline our communication processes as well as further improve our overall leasing performance.”

The ILM enhancement also includes iCal and .ics calendar attachments on all property tour emails from a leasing agent to a prospect so prospects can easily add appointments to their calendars.
