Bay Area land development firm Americap Development Partners announces the acquisition of a distressed single family residential infill project in the exclusive Sacramento sub-market of Fair Oaks.

Americap Development Partners is proud to announce their newest acquisition, a new single-family subdivision in the community of Fair Oaks located just off Fair Oaks Boulevard. This new neighborhood, Woodlands, will offer a limited edition of 10 homes ranging in size between 2,000 and 2,400 square feet. Settled in natural surroundings and framed with abundant oak trees, the site is truly unique. Americap will be building both single-story and two-story homes, and has contracted with Jeffrey DeMure & Associates for the architecture. The first three homes will be offered for sale in early 2011 and ground breaking will begin in December this year.

With communities already under construction and in development, Woodlands marks the company’s entry into the Sacramento market and more projects are being considered for the future. “We’re pleased with this acquisition in the community of Fair Oaks. There is limited opportunity for home buyers who want new construction in this area and, as the market begins to recover, Sacramento will need more new housing,” states Mark Rowson, President of Americap Development Partners. “Many buyers don’t want to purchase a home they’ll need to spend additional money on to refurbish and remodel before they can move in. A new home represents a real value in today’s market.”

Americap’s acquisition team uncovered the opportunity at Woodlands and successfully negotiated the transaction below replacement cost. This achievement creates the opportunity to offer highly desirable housing in this area at market rate prices, while also providing investors a reasonable return. The first step in development will now begin as Americap’s home building team starts clearing and preparing the lots for construction.

Americap Development Partners is currently selling homes at The Chanslor Place, a community of 71 homes, in Blythe, California. In addition, they will begin two new developments in the towns of Pleasanton and Hayward later this year. They are also completing development of 32 single-family lots at Colina Canyon in El Sobrante. This property will be delivered as finished lots and is on the market for bulk sale. Home building is one part of Americap’s business strategy. The company also develops land which it then sells to other builders, and offers a variety of other services to the industry. These full service operations include: entitlement, forward planning, and engineering consultancy; fee-based construction and project management; and sales and marketing management.
