Current Arnold real estate market conditions are very much in favor of buyers and investors. Those looking for second homes here will find a wider selection of properties available in price ranges that are significantly lower.

Financial magazine Barron’s recently reported that luxury real estate prices in numerous markets across the country are beginning to rise, with many good deals to be found in second homes. This holds true in the mountain resort town of Arnold in Calaveras County, according to the seasoned Arnold Realtors of Cedar Creek Realty.

Known as “the gateway to the Sierra Nevada,” Arnold is located in a scenic, mountainous region and is ringed by the Stanislaus National Forest. It has been a popular getaway and vacation destination for generations with its proximity to the Calaveras Big Trees State Park, Lake Alpine, and the Bear Valley Ski Area. While the real estate market here has not remained immune to the effects of the recent economic downturn, the long-term projections for Arnold real estate values and its nearby areas remain positive. In fact, the median sales price of Arnold property from January to March 2010 increased by 8.7% compared to that of the previous quarter.

“Homes in Arnold and its nearby areas are more competitively priced today than they were four or five years ago,” said Doug Shinn of Cedar Creek Realty. “Our current market conditions are very much in favor of buyers and investors. Those looking for second homes here will find a wider selection of properties available in price ranges that are significantly lower.”

Cedar Creek Realty also advises second home buyers to consider having their property earn them additional income. “Homes that are only occasionally used would serve very well as Arnold vacation rentals,” said Shinn. “They are a popular option for couples and families vacationing in the area, especially since Arnold has an ideal central location.”
