Diaz Construction Recently Completed an Apartment Conversion from a Single Family Home to an Updated Dwelling for Multiple Residents in the City

Baltimore, MD-Rich, historical architecture, unique detailing and meticulous craftsmanship are a few of the many reasons people choose to purchase older homes. Community preservation, potential tax benefits for restoration and sustainable development is what makes the purchase of historic homes a wise investment.

Diaz Construction recently completed renovations on an old brownstone in Baltimore located at, 916 St. Paul Street. The brownstone was converted from a single family house into an 8 unit apartment building. The original building was bought by an investment company looking to make a return on their new asset. Diaz Construction put in some sweat equity to make this happen. With four floors in the building, 2 apartments were built on each floor, “They are small apartments perfect for students living in the city,” commented Andre Diaz, owner of Diaz Construction.

Brownstones were built pre-war and possess the historic allure absent in a typical apartment. Diaz Construction worked to modernize the apartments, without losing the charm and unique details of the historic home. After demolition was completed Diaz Construction went to work erecting the structural framing for each apartment and their rooms. They tore down drywall in order to expose the original brick walls. The wood floors were resurfaced and a new finish was applied. “We restored the wood floors and brought them back to life,” said Andre. Where new flooring was necessary, dark cork laminate floors were installed.

Diaz Construction also performed carpentry and trim work to preserve and add fine details such as, molding, baseboards, trim and ceilings. New doors were also installed and painted by the crew.

A bathroom and kitchen was built in each apartment. Drywall, flooring, and tile were installed along with countertops, showers, cabinets and fixtures. A new coat of paint finished each room off for a nice clean look.

A vestibule should be inviting and beautiful but this entryway was lacking hospitality and in poor shape. In order to revitalize the building vestibule, Diaz Construction replaced the deteriorating marble giving it a new updated look along with paint, in modern neutral colors. The entry doors were painted in a rich, warm red to compliment the common area crown molding and teak oil finish on the stair newel and handrails.

“Our team enjoyed bringing new life to this historic home. We are sure the new tenants will appreciate the personality and appeal,” said Andre.
