In a recent interview on the Capital Synergies podcast from Steelhead Capital, Mr Dan Fasulo of Real Capital Analytics shared this powerful infographic highlighting the trends by property type sector in the recovering commercial real estate market.

Multifamily has been the clear standout for a variety of reasons. After that, central business district office and retail, not for every market but for more of the major markets, has been an outperforming in this cycle.

This insightful info graphic shows the encouraging but cautious trend of commercial real estate property values for the time span of 2006 to 2012. These charts show that the cap rate for most property types have now climbed back to equal or above 2008 levels, with slight variations in each sector.

According to Mr. Dan Fasulo, Managing Director of Research for Real Capital Analytics, "Multifamily has been the clear standout for a variety of reasons. After that, central business district office and retail, not for every market but for more of the major markets, has been an outperforming in this cycle. As expected, the sectors that have lagged are the ones that are most directly linked to the health of the overall economy; I’m thinking retail and industrial. Overall consumer spending is still not back to where it was. And obviously it’s the retailers that are really pushing, or were pushing demands for industrial space."
