The latest real estate report takes an in-depth look at the most recent trends and activity in the Dallas real estate market. The report provides data on the latest May 2012 statistics as well as comparisons to May 2011 sales figures in Dallas. The analysis of this information gives buyers and sellers a better understanding of the general health of the market in the Dallas area and how things will likely trend in the coming months.

The city of Dallas includes four counties, Collin, Dallas, Denton and Rockwall. Below are some key findings for the Dallas area:

  •     Total closed sales in May 2012 were 4,145, outpacing both the 3,671 sales in May 2011
  •     Collin County experience the most positive movement in closed sales, with a 24.8% increase compared to last year
  •     Collin County had the highest average list price of $259,076, while Rockwall County experienced the largest increase of 15%
  •     The number of Active Listings in May 2012 was 14,638, down from the 22,229 listings in May 2011 - Dallas County experienced the largest decrease of 38%
  •     May 2012 pending sales were at 4,191, up from 3,834 pending sales in May 2011
  •     Sales to List Price in May 2012 was approximately 95.18%, higher than the 93.03% in May 2011

May was a very good month for the Dallas area, with all four counties posting increases in both the number sales, average sales price and median sales price. With pending sales also up across the board the June sales figures will likely show strong improvements as well.
Even though there was an increase in new listings in all areas except Dallas County, overall inventory levels (homes available for sale and months supply have dropped dramatically over the last year. In fact, Dallas, Denton and Collin all posted over 40% drops in their months supply of inventory. The tightening in the inventory will likely lead to continued increases in average and median sales price.
