Social media is becoming a major part of the home buying process, whether people are looking for a reputable agent or a good neighborhood.

A recent survey of homebuyers found that more people than ever before are using social media in the process of buying a home or income property.
The California Association of REALTORS® recently released the 2012 Home Buyer Survey results, which showed that 68 percent, or more than two thirds, of buyers used social media in the buying process in 2012, compared to 52 percent in 2011.
“Social media is becoming a major part of the buying process, whether people are looking for a reputable agent or a good neighborhood,” said Dawna Davies, owner and broker of Davies Company Real Estate in San Luis Obispo, CA. “And many homeowners are turning to Twitter and Facebook. I have found that clients appreciate my use of the sites as customer service tools.”
Buyers primarily use social media for buying tips and suggestions from friends, neighborhood information from friends, and to view their agents’ Facebook pages, according to the survey results. The use of social media in the home buying process is expected to grow. Ninety (90) percent of buyers surveyed said that they are open to receiving information directly from their agents via social media. Many homeowners use social media to also sell their homes, wrote Lisa Rogak on Bankrate.com.
“[REALTORS®] and homeowners are turning to Facebook, Twitter and LinkedIn to market their properties in a sometimes frustratingly slow market,” Rogak wrote. “While these methods can help expose a listing to a new audience, it does require a strategy.”

The 2012 Home Buyer Survey was conducted by telephone to 800 random people statewide to measure perceptions of the home-buying process. Eligible respondents all closed escrow on their new homes within the six months prior to August 2012.
