Equity Capital Funding LP (ECF) announces it is now seeking a $10 million cash injection from private equity investors. This will allow the ECF Partnership to expand its loan capabilities to commercial real estate developers and increase its capacity to serve a unique niche within the commercial developer marketplace that is now, and has been traditionally, underserved. The partnership offers investors the ability to comfortably invest in commercial real estate transactions and benefit in a unique way from the income, profits and appreciation generated while offering protection of investment capital.

The ECF management team, unlike average traditional brokers, regularly invests their personal assets in real estate development and renovation projects, giving team members unequaled expertise when choosing viable and lucrative opportunities in the marketplace. In addition to interest earned on capital invested, investors enjoy equity participation and a share of the appreciation during the investment period. Funding real estate developments in partnership with others provides a great way to syndicate member objectives and invest in commercial real estate profitably and with ease. The partner/investor invests capital, which provides operational funding and hard money loans for commercial developers to acquire and renovate/develop real property.

ECF seeks accredited investors who desire safety, protection of capital, above average yields and capital appreciation in that part of their portfolio allocated for growth. Those who invest with ECF are investing with likeminded individuals who are interested in the income, profits and appreciation benefits that real estate development offers. Investors who qualify will become members of the ECF Partnership.

The ideal investor is an individual, entity, trust or pension fund that prefers protection of investment capital along with above average long-term yield, in contrast to those seeking short-term, high risk, speculative ventures with little or no allowance capital protection.

Investors are paid interest on invested capital, the profits generated by the developer and finally, on the appreciation generated over the five-year investment horizon.

After the funds are in place, ECF will diversify its loan portfolio by offering its select group of commercial developers a significantly larger line of credit with the capability to enable the developer to leverage up to $50 million in commercial real estate projects.

Overall, the partnership's objective is to achieve a maximum, above average yield (combination of interest, profits and appreciation) during any five-year investment period that exceeds similar investment alternatives. The ECF structure is unique because it allows the investor to participate in all three profit centers simultaneously. In addition, ECF managers are required to place a minimum of 10 percent of their own capital into the deal. This differentiates the ECF Management Team from traditional brokers who typically do not place any of their own money into any investment they recommend.
