Real Market Expert by James Fredian, in conjunction with The University of Notre Dame Club of Chicago, is hosting national investing and appraisal expert Michael Hobbs, SRA, LEED GA, RAA, to discuss how to invest in real estate in the current market and how to achieve superior long-term returns on February 26, 7:00pm - 9:00pm at The Sports Corner (952 West Addison Street). Jim Fredian ’78 and Michael Hobbs '93 will be presenting an educational seminar on Real Estate Investing 101 - How to Buy Investment Real Estate Property, getting started, getting traction and getting profits in the Chicago real estate market.

Jim has been an active real estate investor and real estate mentor for over 20 years. He's worked with hundreds of buyers and guided many investors over his tenure in the real estate profession after leaving corporate America to pursue his passion. Through his years of investing experience, Jim has learned a number of important factors to insure the likelihood of success, including the importance of overcoming obstacles and building the right team. In Chicago, owing investment real estate usually means owning a 2-4 unit building (or possibly even a condo/townhouse), but no matter what it means to you, it can happen and it regularly does happen. Jim is prime example of superior results over a period time with patient real estate investment.

Hobbs will discuss the power of achievement spreadout over time. Often lost in the daily news of real estate buyers and real estate investors fixing and flipping properties, is the unglamorous but substantially more lucrative buy and hold strategy. By incorporating a well-rounded and disciplined approach, similar to the appraisal methodology, Hobbs will explain proper use of valuation approaches and how to gauge good investments from great investments. Additional topics to be covered will include how to determine which areas to invest in, cashflow analysis, controlling operations and maintenance costs, and the importance of selecting experienced and credentialed appraisal professionals who understand rehabbing and remodeling.
