Regardless of the type of market we are experiencing, most buyers are interested in knowing how they can choose a home that will appreciate in value.

Real estate search website,, recently polled real estate professionals actively working in markets around the country, to gauge what has the most affect on home appreciation today. The questions posed generated significant interest among industry insiders whose clients have expressed concern over whether or not real estate is a sound investment given the instability over the last several years.

"Regardless of the type of market we are experiencing, most buyers are interested in knowing how they can choose a home that will appreciate in value. Although there is no specific formula which enables us to make such a determination, as much relies on the actual Real Estate Market we are experiencing, educated decisions can be made to at the very least provide a good sense of future appreciation," explains Jennifer Daywalt, Top Realtor since 2004 at RE/MAX Results Realty in Collegeville, PA.

The research found that some factors affecting appreciation, such as foreclosure rate of a neighborhood, are a direct result of the recession while others, like location, have traditionally affected home values. Yet other factors, such as the floor plans or layouts, are a result of trends that have steadily become more popular with home buyers and will likely be more desirable when it comes time to resell.

The majority of the factors identified are things that are difficult to impossible to change about a home once it's purchased as well as neighborhood-specific, rather than property-specific factors. Real estate professionals across the board stress that understanding these factors that affect appreciation and applying that understanding during the home search process will improve a buyer's odds of choosing a home with the best possible appreciation potential.
