Empty Nesters are a large group of home buyers that many times are paying cash and requesting home be customized to meet their needs. New communities are also being developed to meet the needs of residents and adding more amenities including parks, pools and clubhouses to attract home buyers. has noticed several trends for 2012 home buyers and in Boise Homes for sale.

1) In-law Suite
In 2010 , Build Idaho started noticing more In-Law Suites and in 2012, Idaho custom home builders are seeing even more requests. Families are increasingly combining multiple generations under one roof and by adding a secondary suite with separate entrances and bathrooms there is greater privacy for both. Many empty nesters want a second suite to accomadate guests who also appreciate teh privacy and not having to walk down the hall to share a shower. Also, many times their parents are moving in or even, due to the economy, children moving back home.

2) Dual Master Bedrooms
    Another option for multi-generational households is a having two bedrooms. This makes for great retreats for each family and no one wants to have the bathroom that the guests use as well.

3) Sun Room/ Large Covered Porches
Lifestyle continues to be an industry buzzword. Home Owners like to enjoy the beauty of nature but without the bugs and out of the heat of the sun. Creating a comfortable outdoor space is very popular in Idaho.

4) Exterior Finishes and Personlized Touches
It is becoming less appealing to home buyers where every third home looks the same. Many are trying to differentiate their home with unique exterior design.

5) RV Garages or Hobby Space
This is Idaho where many people have toys or enjoy traveling. RV Bays are becoming very popular with empty nesters. Other enjoy having a place to park the golf cart or even space for a hobby.

6) Family Room
Many homes have an open floor plan which is great for getting together with friends but it is not the right space for kids with toys they want to use and scatter. Or a place for the older kids to have their own space. Many home have Bonus Rooms or family rooms that are separated from the living room. Some homes have a separate Movie Theater Room.
