Real Estate in Key West is warming up. The market for homes in Old Town under 1.1 million dollars is active, according to Broker Rudy Molinet. The Key West Real Estate market shows signs of stabilization, particularly in the prestigious historic district of Old Town. As inventory tightens in the district the buyer’s market begins to swing toward a more balanced relationship between buyer and seller, Molinet said.

Homes in Old Town have sold at a more rapid rate in the past 6 months and at higher average prices than the other Key West neighborhoods where several short sales and REO properties lowered the selling prices of homes approximately 20% in 2009 compared to 2008.

“Our firm has experienced the busiest selling season for January and early February 2010 than in any other comparable period. Our list-to-sale price ratio is approximately 94% compared to a market average of approximately 80%," Molinet said.

Despite a difficult economic climate and challenged Key West real estate market, Rudy and his partner Harry Hoehn have achieved record-breaking sales for their company. Molinet attributes his success to pricing properties close to actual market value.

“Our Days on The Market for listings sold this period is 72 days compared with the market average of 164 days,” Molinet said.
