As home buyers increasingly shop for homes online, it’s really important that real estate agents focus on showcasing their listed homes in ways that are optimized appropriately

Award-winning Lafayette real estate agent Dana Green says that in order to sell a home today, it’s important to understand buyer online behavior. Today’s buyers, she says, often start their home searches online, then turn to a seasoned local agent to make sure they fully understand the scope of available properties, negotiate the lowest price possible and avoid pitfalls.

“As home buyers increasingly shop for homes online, it’s really important that real estate agents focus on showcasing their listed homes in ways that are optimized appropriately,” says Dana. “First impressions are critical in real estate—and today those impressions are often made on buyers’ smartphones, iPads and other mobile devices.”

Dana says that basic real estate principles are still in play. For instance, asking price is paramount. When pricing is off-market, she says, qualified homebuyers may never even see a listing because it won’t pass their self-defined price range search filter. In addition, staging, curb appeal and high quality photography are still critical—and now they need to look great on small devices, too.

“The goal is to get online searchers offline and into your home for a tour,” says Dana. “When it comes to searchers using mobile devices, the quality of the photos can be the difference between whether they get out of the car or not, even during an open house.”

Dana says that she and her brokerage firm, Pacific Union International, have embraced mobile marketing as part of their online marketing strategy. The Featured Listings component of Dana’s website, in fact, is not only filled with stunning photos and video, it is also optimized for more robust keyword searches than is available on typical MLS-fed aggregators.
