Marnie Bennett: Canadians Lead Pack in Foreign U.S. Real Estate Investment

Foreign buyers are investing heavily in United States real estate, due to current market prices and the weakness of the U.S. dollar in the global community. Marnie Bennett, founder of Bennett Property Shop Realty, asserts that Canadians looking to invest in real estate should do so now—and south of the border.

The Wall Street Journal reports that foreign investors are increasingly purchasing United States property. The appeal of U.S. real estate to international buyers is two-fold. First, real estate prices are still relatively low, as the market is currently recovering from the recession. Second, the value of the U.S. dollar is weaker than in previous years, making an investment in U.S. property a potentially lucrative move. Marnie Bennett, estate broker and founder of Bennett Property Shop Realty, explains that Canadian buyers have taken a keen interest in U.S. real estate investment opportunities.

According to the article, Asian, Canadian, European, and Latin American buyers have shown marked interest in U.S. properties. In fact, international buyers invested $82.5 billion into the industry between March of 2011 and March of 2012. This accounts for 8.9 percent of all purchases made within that time period.

"Canadians recognize the amazing investment opportunities in the United States, and, with the annual growth of immigration to the U.S. and the basic need for shelter, investors are flocking to the United States," comments Marnie Bennett. "With the lowest interest rates in 60 years and the wonderful opportunities that are currently on the U.S. real estate market, our clients are buying multi-units, condominiums, and single family homes throughout the southern states, in particular—although buyers are looking for properties across all 50 of the states. In fact, over 39 percent of all real estate sold in Arizona is purchased by Canadian buyers. We have had so many clients buying homes in the Phoenix area, which draws individuals due to its lifestyle, golf courses, professional sports teams, tax structure, and the overall friendliness of the city."

Bennett's clients have also flocked to more traditional locations in the southern region: "We have also had a number of clients buy property in Florida, North Carolina, and South Carolina, as well as Georgia. The time zone is the same and the Canadian dollar is nearly on par with local currency rates. Additionally, interest rates in the South are wonderful for 'snowbirds,' who vacation in these locations to avoid the harsh Canadian winter. Smart investors realize that real estate in the United States is a great buy. Given the current market, now is the time to buy real estate in the U.S."
