Home Sales are Up, Along With Mortgage Rates

NPR reports that for the fourth week in a row, mortgage rates have risen past the lowest numbers seen since the development of long-term mortgages in the 1950’s. This information was gathered from the weekly reports published by Freddie Mac. Even though this is an increase, the numbers are still low enough that there is a concurrent rise in home sales as reported by the Commerce Department. This includes both existing homes as well as new homes, which is also causing a rise in builder confidence according to the National Association of Home Builders. The number of home sales has not reached the number that is considered by economists to be healthy for the economy, but the rise in sales is a sign of housing recovery and an eventual hint at general economic recovery.

Freddie Mac is also known as the Federal Home Loan Mortgage Corporation. This is a government sponsored corporation that was created in 1970 as a means to create more secondary options for mortgages. Since then it grew to become one of the biggest players in the mortgage industry. This also led to it being heavily involved in the 2007 subprime mortgage crisis, after which it was taken over by a government conservatorship in 2008. It is unlikely that it will ever leave government authority and may eventually disappear.

The United States Commerce Department is a part of the executive branch of the U.S. Government. This part of the cabinet was created at the beginning of the 20th Century in order to create employment and support conditions that would allow for greater business growth. In recent years, many of the tasks once done by the Commerce Department have shifted to other areas of government. In 2012, Texas Governor Rick Perry advocated dismantling the Commerce Department as part of his Presidential Campaign.

The National Association of Home Builders (NAHB) was created to support and assist anyone involved in the home building or construction industry. The NAHB is one of the more prominent and sizeable trade organizations in the United States and is heavily involved in lobbying. Part of their work involves dealing with the lending industry and attempting to make conditions better for builders.
