Sales Excel in all Price Points for Florida Builder

The rise in purchases of country club homes and swimming pools indicates that people have a renewed sense of confidence in the economy. This is indeed a good sign for our local market.

Home Sales in Neal Communities support recent economic reports showing the economy is rebounding. Year-to-date, the Lakewood Ranch-based builder has written 276 contracts for new homes, spread throughout price points and communities. Additionally, Neal Signature Pools, which was created just a month ago, has already signed contracts to build nine pools.

“We are particularly pleased with the increase in activity in the luxury homes,” emphasizes Pat Neal, president of Neal Communities. “The rise in purchases of country club homes and swimming pools indicates that people have a renewed sense of confidence in the economy. This is indeed a good sign for our local market.”

There were two sales in The Lakewood Ranch Country Club that were worth more than $500,000 each. To date in 2009, about 30 percent of Neal Communities’ sales are in The Lakewood Ranch Country Club and Country Club East. Due to the increased demand for country club style homes, the company released 16 more homesites for sale in the Preserve at Silverwood neighborhood. The sites surround a beautiful nature preserve that is home to a bald eagle couple who have nested there for the past eight years.

About half the sales in October were for homes priced over $250,000.The other sales were distributed throughout the attainable housing market segments.

Sales Director David Hunihan points out that many of these families are purchasing vacation and second homes. “We are seeing buyers from the northeast, Midwest and overseas, indicating that other markets are also rebounding. These are savvy buyers who recognize the value of a Neal home and appreciate the superb customer service our sales team provides.”

The most recent GDP report indicates that the economy grew by 3.5 percent in the third quarter, that’s the best in two years and an indicator of an end to the recession. Published reports show that home sales in the Sarasota-Bradenton market soared 42 percent in September, with 781 homes sold. Current Manatee Association of Realtors’® market statistics show that there is a 6.2 month supply of homes for sale, which is significantly less than the spring of 2009 and September 2008. Furthermore, the number of properties for sale has declined monthly since January, 2009.
