It is not uncommon for convenience stores to fill several roles. Many provide fast food restaurants, tanning salons or laundromats in addition to the traditional fuel and snack offerings. One of Pac-Van’s recent commercial modular projects, the Campbell Cove 1-Stop on the outskirts of Lake Havasu City in northwestern Arizona, was designed to incorporate all three under one roof.

The modular retail building offers a refrigerated dispensing area with reinforced under flooring to support the weight of the large cooler units while the restrooms and retail display area are finished with commercial-grade ceramic tile. Both the suspended ceiling and stone-look wall coverings were factory installed to minimize the cost of on-site labor. Decorative entry canopies attach to the stucco finished exterior walls that provide a parapet to mask the roof mounted HVAC system.

The building also contains a number of energy-efficient features including heavy insulation, white reflective roofing, insulated glass windows and automated doors. The total project cost yielded a 40% savings to the customer as compared to site built construction methods. The cost and time for permitting were minimized since the building was engineered at the factory and pre-approved by the state. Additionally, the modular facility can also be easily relocated – a key benefit of modular construction that was important to the customer, since the store is located on leased property. By choosing modular construction by Pac-Van, the customer saved time and money on his initial investment and will save energy costs over the lifetime of his business. These savings along with combining the convenience store, laundromat, and a fast food restaurant all under the same roof, will allow the owner to maximize his return on investment.
