Pac-Van Modular Building Provides New Office Space for Clark County School District

The Las Vegas, Nevada school district required economic office space to replace their current leased facility.

Modular buildings are prefab, factory-built structures that comply with the same building codes as traditional construction and suit a vast array of applications.

Last year Pac-Van began the construction process for this new 2-story modular office complex. The contract required the facility to be completed in less than 120 days. Pac-Van was able to exceed the customer’s expectations with an energy-efficient, modular office complex that saves the tax payers substantially over leased space or site built alternatives. Each of these 17,280 square-foot buildings is configured of twenty modular building sections. Some key features of this multi-story facility include:

Architectural Excellence: These two story modular buildings were designed specifically for functionality and cost effectiveness. The units were craned into place with the second story floor plan mirroring the first story for the purpose of easily aligning plumbing, conduit and elevator shafts. The exterior stucco finish and two tone paint blend well with the Southwestern architectural styles nearby. The new modular space permitted the Clark County School District to discontinue the use of leased space and save on monthly fees.

Technical Innovation: Additional value was added to the modular office through an energy saving electrical system, motion activated lighting, and increased insulation factors for years of energy savings. For example, the roofing material on this modular office was applied on site and provides an R-value that exceeded most site built structures, and a parapet conceals roof-mounted heat pumps. Many features of the buildings including cabinetry and stairwells were completed at the factory for cost savings over on-site installation at prevailing wage rates. The buildings have a unique electrical system supported by transformers and generator back up. Sprinklers and a drop ceiling were installed on site in addition to an advanced information technology infrastructure. Perimeter frames were used to provide exceptional durability.

Cost Effectiveness/Energy Efficiency: Partnering with a local general contractor minimized construction time so the crane installation of all forty modules was accomplished in only eight business days. While the intent of these buildings was permanent installation, relocation is possible.
