Not so long ago the boom in property development brought with it a huge growth in the number of property owners and landlords owning flats to rent with little or no experience in property management. Since this boom, many of these ‘new’ property owners and landlords have become lost in a sea of compliance with the legal minefield of fast changing legislation leaving them with no other option than to turn to an experienced property management company.
With the boom in property development, came a surge of inexperienced, unqualified and unscrupulous agents charging extortionate fees for property management.
Recognising the need for a qualified and experienced property management company with in-house expertise on property legislation and compliance, Rylands Associates was founded by David Rylands. David, a residential property specialist Chartered Building Surveyor, realised his vision to create a team of specialists and experts in their field to provide the very best property management services to clients whether they are freehold landlords or residents companies.
With a combined experience of over 50 years in property and block management and accreditations and qualifications from the Institute of Residential Property Management and the Royal Institute of Chartered Surveyors, Rylands’ team delivers a first class nationwide service.
Rylands Associates Managing Director, Grant Cooper adds: “We wanted to set ourselves apart from the many property management companies that were springing up to meet the increased demand for a fully integrated block property management service. We wanted to offer a full suite of maintenance services that were sophisticated, innovative and delivered by a highly qualified team of experts.
“We are very different from mainstream property management agencies as we deliver quality over quantity preferring to work on properties in niche areas such as converted listed buildings and modern purpose built blocks of all sizes. In order to consistently deliver our high standard of customer service, we recognise that we can’t manage every apartment building there is and, even if we could, we wouldn’t want to.”
Rylands offers clients a suite of comprehensive property management services including: property inspections, routine maintenance, service charge budgeting and collections as well as debt recovery. This service would be included in the service charge applied by landlords and would cover the maintenance of all the property shared areas such as gardens, communal hallway areas, lifts, window cleaning and much more.
Over and above this they offer advice from their in-house team of experts on such areas as health and safety, fire risk assessments or advice on the latest letting laws, sharing with their clients their unrivalled knowledge in the industry.
“Many times new clients turn to us having had little or no contact with their previous property management company. We are different. Our approach is very hands on and we want to build relationships with our clients. This can only be done by establishing trust and our team at Rylands works hard to build lasting relationships with landlords and resident companies alike.

Clients are also supported by Rylands’ 24 hour emergency callout service which is included in their fee giving clients a dedicated telephone number to call if things go wrong. As well as this, Rylands’ clients are supported by the latest bespoke property management software, Blockman.
Blockman is a service charge and ground rent accounting and administration system that is currently only used by a small number of property management companies in the UK.

It’s been extensively used in Ireland and is becoming increasingly popular with property management agents in the UK.
