Torcon, a regional leader in construction management, in a teaming arrangement with Constructure Management, Inc., has been selected by commercial developer The Goldenberg Group to oversee construction of the Wanamaker Plaza North Tower, a forthcoming student housing project adjacent to Temple University. The project is being developed by The Goldenberg Group in partnership with Bright Hope Baptist Church.

Torcon will provide all pre-planning, advisory, and construction services for the North Tower project, working closely with Constructure, a Malvern-based construction management firm, as an integrated member of its project team. The project architect is Philadelphia-based Wallace Roberts and Todd (WRT).

The North Tower is the first phase of a four-building master plan to develop the former site of the John Wanamaker Middle School near 12th Street and Cecil B. Moore Avenue in North Philadelphia. The new North Tower is a 14-story, 313,000 square foot structure with 238 residential units in a mix of studio apartments and one-, two-, three- and four-bedroom student housing suites. The Tower will additionally feature amenities such as 11,000 square feet of retail space, a state-of-the-art fitness room on the first floor, convenient laundry facilities on each floor and a residents’ lounge on the 14th floor.

The project team of WRT, Torcon, Constructure and Goldenberg will devote particular efforts to the use of sustainable design and construction practices on the project. The North Tower is targeting Silver level certification in accordance with the Leadership in Energy and Environmental Design (LEED) Green Building and Rating System established by the U.S. Green Building Council.

“WRT and the design team have focused on sustainability in all aspects of this project, starting with adaptive re-use, and incorporating recycled content materials, energy-efficient HVAC systems and progressive stormwater strategies,” said Kevin Trapper, Goldenberg Senior Vice President. “During construction, Torcon and Constructure will continue the sustainability effort by maximizing the use of recycled content, regional materials, certified wood, low-emitting materials and through an effective commissioning program.”

Mike Armento, Vice President of Torcon, and Chip McAteer, Principal of Constructure, will oversee all aspects of the project’s construction, including overall site logistics, cost and schedule control, and quality management. The preconstruction components are being led by Project Director, John DeBernardis of Torcon, and Constructure Principal, John Sciotto. Once construction phase activities commence, John DeBernardis will provide day-to-day management of the construction staff and services in an on-site role.
