Jones Lang LaSalle’s Europe, Middle East and Africa Hotel Report has revealed that over 784 million euros in total hotel transactions were recorded in the UK in Q1 2012, which has helped push the United Kingdom to the forefront of the hotel room investment sector.
As the geographical focus for many investors has shifted to the UK market, Knight Frank’s Hotel Operator Survey has praised the performance of the South East of the county, highlighting the strength of the sector outside of London.
Over the past few years the UK has seen an overall rise in the number of tourists visiting the country which has helped create a stable hotel investment sector. Figures from the latest International Passenger Survey (IPS) have shown that there has been a 6% increase in visitor spend (£18.2 billion) over the past 12 months.
This combined with VisitBritain’s target to welcome 40m visitors per year by 2020 further exacerbates the demand for hotel rooms in the UK and therefore Hotel room investments.
With opportunities to purchase rooms within operational and fully-functional hotels seldom available to individual investors, London-based property experts Experience International is pleased to launch a high yielding hotel room investment in Kent.
“Already operational and managed by one of Europe’s leading Conference Hotelier, Châteauform, this hotel room investment opportunity provides a below market value entry into the UK’s hotel sector,” Steven Worboys, MD of Experience International commented.
Fully managed under the Châteauform brand, who offers a tailor-made experience for business meetings and conferences, investors will benefit from the success of the Company which has reported double-digit annual growth since its inception.
This UK hotel room investment will be the UK’s first hotel operated under the Châteauform brand and will be the latest addition to the Company’s thirty hotels located across Europe including France, Germany, Italy, Spain, Switzerland and Belgium.
The 4* Grade 2 listed Tudor hotel contains 84 rooms which are set against the idyllic backdrop of the Kent countryside. The location of the hotel provides direct links to London via both car and train and Gatwick airport is a mere 45 minute drive away. Situated next to a Golf course and within walking distance of Hever Castle, the hotel rooms will cater for the conference and tourism sector.
Investors can purchase units on a 999 leasehold tenure and will benefit from 10% NET returns which are assured for 10 years. An optional 50% non-status finance is optional also available and, as rooms are available for up to 28% below RICS value, investors can secure an equity on the investment.
With the hotel already operational for 14 years and the expertise of the management, this investment offers investors the opportunity to receive income from a hotel with consistent and high occupancy levels.
