Anian Tunney, Piedmont, CA Real Estate Agent with the Grubb Company reports that according to the California Association of Realtors (CAR), Alameda County has seen a 27% increase in the median sold price of existing single-family homes from a year ago. Only Napa, San Mateo and Santa Clara counties had a larger increase in all of the Bay Area counties. The entire Bay Area saw an increase of 33% overall from a year ago. However the number of sales went down only 3.9% from a year ago in Alameda County, the lowest of all of the Bay Area counties, but when down 11% for the entire Bay Area from a year ago.

The pending home sales index is showing mixed growth over 2012, but from December to January the data shows a 23% increase, notes Tunney. It’s too soon to tell if this is the beginning of an upward trend, or a continuation of of the mixed growth pattern seen in 2012. For example, the single family home located at 310 Hillside Avenue in PIedmont is in sale pending status at $2.1M.

Tunney notes that according to the CAR market data, housing affordability for first-time buyers in Alameda County has gone down slightly from 61% of all first time buyers can afford to by a home, down to 57% year-over-year. Solano County has the highest first-time buyer affordability score at 85%, and not surprisingly, San Francisco County has the lowest score at only 41%. 1749 Trestle Glenn Road in Piedmont is offered at $998,000 on a very large 21,000sf lot located close to the Montclair shopping area.

Tunney states that even with the market crash and stuttering recovery Alameda County has seen in the last few years, the desire to own a home has not diminished. According to Fannie Mae, 73% of Americans say it is a good time to buy a home, and even 76% of people 65 years or older plan to buy a home in the future. The property located at 357 Gravatt Drive in Berkeley is on the market for $1.1M.
