Advanced Realty Introduces "Project Re-Entry" to Help People Who Lost Homes in Foreclosure

Advanced Realty Team yesterday announced the launch of “Project Re-Entry” which will help people forced from their homes by foreclosure to return to the ranks of homeowners. Advanced has been in the business of quickly buying homes and houses in Pinellas and Pasco Counties of Florida for two decades, and recently has been marketing these homes as rentals and rent to own properties.

Advanced Realty Team yesterday announced the launch of “Project Re-Entry” which will help people forced from their homes by foreclosure to return to the ranks of homeowners.

    Advanced has been in the business of quickly buying homes and houses in Pinellas and Pasco Counties of Florida for two decades, and recently has been marketing these homes as rentals and rent to own properties.

Under “Project Re-Entry” the most recent foreclosure will be ignored when evaluating eligibility to enter the Famous Rent to Own on Steroids Program™

Famous Rent to Own already will ignore a foreclosure in making the decision to approve the applicant for a mortgage if the potential home owner has lived in one of the approved houses for 12 months, made 12 consecutive monthly payments on time and maintained the home as though they own it already. Essentially they are earning a mortgage by what they do now, not credit score.

Applicants, however, must qualify to enter the Famous Rent to Own program and it is at this level that Project Re-Entry kicks in.

Advanced also has a program called Famous Foreclosure Rentals, renting homes in foreclosure at bargain prices, which will allow a place for Re-Entry applicants to live while a Rent to Own home that meets their needs is acquired.

While Advanced charges $1,000 to move up from one rent to own home to another during the lease period prior to sale, the firm announced recently that it would waive the fee for people moving from Foreclosure Rentals to Rent to Own home.

Advanced will on occasion buy homes in foreclosure and rent them with the intention their board certified real estate attorney will achieve a mortgage modification with the banks that hold the mortgage.

Rent on these homes is low to compensate for the possibility of the resident in the homes of having to move quickly if the banks prevail in a foreclosure before a mortgage modification is agreed upon.

Advanced is a Dunedin, FL-based boutique real estate brokerage firm founded in the early nineties by Maryan and George Beardsley, two stock brokers who had learned real estate the hard way.
They have purchased a home in Boca Raton without knowing of plans to build a garbage burning incinerator a mile from the house. When they wanted to sell the house and move to Pinellas County, they then knew of the plans and disclosed the plans in their efforts to sell.

    While no houses in the entire neighborhood were selling, their Realtor suggested selling with owner finance. They sold to a young couple with good jobs and bad credit. The Beardsleys carried the mortgage and within two years the new home owners’ credit improved and they refinanced the mortgage, paying the Beardsleys in full.

Realizing that by being creative they had sold for top dollar in a market where no one else, using conventional methods, was able to sell at all. They worked for a national franchise in real estate for a few years and started Advanced to buy houses from folks who needed to sell house or home fast.

In the beginning Advanced represented buyers with bad credit, helping them get creative in buying homes. Later they started buying houses fast and as is, and rehabbing some homes in order to get a larger inventory of affordable homes.

“We have three houses in inventory now,” said George Beardsley, President-Broker of Advanced. “Two rent to own homes and a Famous Foreclosure Rental and to kick off the new program we will take $50 off the monthly rent of any of these three if the buyer tells of the foreclosure when they apply.
