Ramona Jones of The Jones Group/Keller Williams, dropped by The Brashenomics Radio Show for an interview with the show’s Host Ben Brashen. The topic for today was how to handle the situation of multiple offers, and other matters. Also up for discussion was the difference in market-areas.
Ben opened the show with a general discussion about the situation, in general, with multiple-offers. Ramona explained that in some areas of Seattle, she has seen up to ten offers come in on a property, often above asking price. Sometimes the number one offer from a Seller’s standpoint, turns out to be a Dud, as they may back-out of the deal. Then, the number two offer get’s a chance to close the deal.
Ramona explained that it is not always the offer that seals the deal. Let’s face it, if the Seller doesn’t like the Buyer, for any reason, they will look for some excuse to go with another Buyer. A skilled Real Estate Agent understands the importance of being a “likable” person. If the Seller enjoys their meetings with the Agent, maybe a couple of laughs, they remember these things.
The Jones Realty Group will create the best offer to submit to the Seller. They understand that the details are what makes or breaks a deal. Seller’s are not stupid, so it is better not to insult their intelligence with unfair demands in the offer. The basics still count: Pre-qualification, Good Credit Score, and a strong down payment. Different areas of Seattle call for different strategies. People are not the same in the big city, as compared to more rural areas. Be flexible in dealing with the differing personality types, this is the key to getting on the good side of Sellers.
