Residents of Studio City, California has recently found it more difficult to find and to hire a local real estate specialist to help with the process of probate. But a new solution has arrived.
One local realtor, David Hitt of Keller Williams Realty, recently obtained a certification in probate real estate, known throughout the real estate industry as a C.P.R.E.S., or Certified Probate Real Estate Specialist. As a C.P.R.E.S. Hitt is able to provide consultation services on all aspects of probate related to the marketing and sale of real property. Executors and administrators of wills no longer must go that route alone.
Recently the limited number of C.P.R.E.S./USProbateServices.org professionals combined with the ever-increasing demand for assistance through the probate process has created a demand for more C.P.R.E.S. real estate agents. Hitt recognizes the impact his decision will have on the Sherman Oaks area he primarily serves. “Whether the Will in question was for a person with a lot of money and a lot of debt, or just a little money and only a few debts, probate can get messy and confusing, especially when you have to add in selling a house,” said Hitt. “I wanted to do something that would make it easier for people to get through the process and even make a return on their investment if possible.”
During the probate process, debts are paid to creditors and this can sometimes leave executors and administrators responsible to pay for costs of repairs on a home that are necessary before it can be sold. “I know how frustrating and costly the process can be, and if I were in this situation I would want a Realtor on my side that I could trust,” said Hitt. Understanding that the process is not much different than selling a house in a standard manner is also key. “Just because probate is a different legal process doesn’t mean the buyers are different or think different; these houses will need repairs, will experience negotiations, and will go through the same process from nearly beginning to end as normal sales do.
