The Real Estate Marketing Insider’s CEO, Tobias Nergarden, awarded his “Toby’s Choice” award for the week to Jefferson County, Alabama. Tobias awards the title of “Toby’s Choice” to an outstanding American local market which he believes holds potential for investors and realtors. Featured in a recent press release in The North Jefferson News, Jefferson County celebrated impressive sales numbers in February, and REMI believes that realtors would do well to include some of these properties in their portfolios.

The region, which includes Birmingham and is Alabama’s most populous county, was hit hard by the recession following the housing crash. The numbers had begun to recover by small increments last year, but February’s numbers convinced experts that there is a definitive upward trend in the county’s prices and sales numbers. Jefferson’s average sales price for February was about $127,000. Though this is slightly lower than the average price for February 2012, the numbers have been significantly higher in most months since, indicating an upward trend in prices and sales. In fact, the same region is experiencing strong growth in the number of home sale transactions and median home prices.

While Alabama is not usually thought of as a prime real estate market, the region benefits from some excellent traits that smart realtors can use in their real estate marketing strategies. The average sales price tends to be lower than in other areas of the country. Furthermore, because of its rural properties, homebuyers in the region may be eligible for mortgages with 100 percent financing. Add to that the proximity to the University of Alabama and the cultural offerings of Birmingham, and Jefferson County properties can be easy to market and sell for the right realtor. Tobias urges all realtors to look closely at adding properties in this week’s “Toby’s Choice” market to their listings.

Tobias Nergarden, director and CEO of the Real Estate Marketing Insider announced his pick for the week’s “Toby’s Choice” award. “Toby’s Choice” goes to the week’s most outstanding or high-potential local or regional market, and this week was awarded to Jefferson County, Alabama, in recognition of its upward trends in pricing and sales.
