Lakewood Ranch hosted the March 7 awards of the annual 2013 Parade of Homes (POH) sponsored by the Manatee-Sarasota Homebuilders Association, enabling this master-planned development to present itself as a microcosm of the upbeat market for residential properties in Southwest Florida, Sarasota Bay Real Estate According to the full service realty firm, this 8,500-acre development composed of a dozen or so sister communities drew an estimated 2,000 new residents last year.

Sales of existing homes at Lakewood Ranch continue at a brisk pace, it noted, adding that the current MLS has just about 146 properties listed for sale in this development which has some 8,000 residences. This number of Lakewood Ranch homes for sale is down from the 296 listings estimated as of December last year.

Prominence among top 10 U.S. communities

Mirroring the same uptrend, Lakewood Ranch homebuilders sold a total of 573 new homes in 2012, a 47 percent gain from the 2011 level and thus achieving a sales peak since the housing boom around the middle of the last decade. With this spike, Lakewood Ranch, whose various communities cater to all home price segments, again emerged as one the top 10 best master-planned communities in the U.S. in terms of new home sales. This is the second straight year for the development to be included in this topnotch list compiled by Maryland’s RCLCO and the California-based John Burns Consulting. Both listings took into account their findings that of out of the total properties sold in Lakewood Ranch last year, 61 percent were new builds.

No parallel in Florida’s West Coast

No other development in Florida can boast of this high sales ratio which surpassed many other prominent master-planned developments in Texas, Colorado, and Nevada. Notably, an additional 238 new homes are at present being constructed in Lakewood Ranch, with most of these rising in the Esplanade adult community of national homebuilder Taylor Morrison.

Rex Jensen, CEO and president of Schroeder-Manatee Ranch, Inc., Lakewood Ranch developer, said that coupled with the gains in their commercial properties—the Main Street shopping center, the Sarasota Polo Club, and the Premier Sports Campus—it is evidently clear that Lakewood Ranch remains as the premier new-home destination of the Florida West Coast.

More join Parade of Homes

Meanwhile, the same bullish mood was noted in this year’s Parade of Homes which drew over 1,000 visitors and increased participation among homebuilders which fielded some 68 entries vying for awards in 16 categories. This year’s entries were up from the 57 last year and compare with the low of just 28 entrants three years ago.

Besides those in Lakewood Ranch, these 2013 POH builds were in Parrish, University Park and Venice. Additional participants were accounted for by those at Anna Maria Island’s Bradenton Beach and Holmes Beach. The homebuilders which joined the POH likewise have projects in Bird Key, Casey Key, Siesta Key, Longboat Key, St. Armands Key, and Lido Key.

The diverse offerings from these homebuilders include affordable family-oriented urban developments, private gated neighborhoods, custom golf course communities, and beachfront or waterfront properties. In the 2012 POH, Lakewood Ranch-based Neal Communities bagged the most number of awards with 27. These are in addition to the two awards for the developer’s Neal Signature Homes and the three for its Charlene Neal PureStyle.
