Regent Property Group Reports Austin, Texas Luxury Homes Up in Price and Volume for March 2013

Austin’s premier luxury home brokerage, Regent Property Group, has released its monthly statistics report for Austin luxury real estate, and it indicates prices and sales volume increased from February to March 2013 and for the year.

Austin luxury homes are proving so desirable that even at the highest end, homes are selling above list price. Austin always has had an ideal reputation for its lifestyle, and now economic momentum is helping that desirability along even further.

Almost twice as many Austin luxury homes sold in March 2013 compared to February 2013, according to Austin real estate brokerage Regent Property Group. In addition, the high sold price was about $1 million more than the previous month’s high sale, with a square foot price of $200 more. Average sold price increased by about $150k, and median sold price increased about $155k.

For terms of the statistics, Austin luxury homes were qualified as those listed over $1 million. Often these homes are shoreline Lake Austin properties, homes in Westlake Hills, and homes in central Austin. As of April 29, 2013, there were 327 Austin luxury homes on the market, with a high list price of $15 million at $1,797 per square foot. The median list price among luxury homes was $1.885 million (about $352 per square foot,) and the average list price was about $2.35 million (about $401 per square foot.)

In March 2013, 37 luxury homes sold, with a high sold price of $4,280,000 (about $755 per square foot,) an average sold price of $1,515,946 (about $303 per square foot,) and a median sold price of $1,350,000 (about $295 per square foot.) From January 1 to April 15, 2013, 107 luxury homes sold, with a high sold price of $5,860,000 (about $755 per square foot,) an average sold price of $1,610,170 (about $319 per square foot,) and a median sold price of $1,350,000 (about $296 per square foot.)
