Sprint Nextel Corporation’s $1 billion credit towards the purchase of Ericsson equipment directly impacts property owners leasing their land for the placement of cell towers. This acquisition, along with Sprint’s Network Vision plan, will affect thousands of cell tower property owners throughout the U.S. who are currently engaged in cell tower leases involving the telecom giant.
According to Sprint’s website, Sprint, under its Network Vision plan, will “make substantial changes to the cell sites that power its wireless network.” These changes include installing newer, more advanced, multimodal equipment that will facilitate multiple frequencies and spectrums (providing increases in network capacity) and the integration of radios and antennas on network towers (boosting signal strength). A Sprint representative indicated that the LTE network rollout through Network Vision is made possible by upgrading existing towers. An upgrade of this capacity could be very beneficial to cell tower property owners; however, few of them realize this.
With highest demands for faster, more sustainable wireless service, comes continuous cell tower upgrades. Although these factors, and others, add substantial value to a cell tower property owner’s land and corresponding cell tower lease, many never realize it and are often significantly underpaid by telecom companies and tower developers. Often times, property owners are paid less than 10 percent of revenues generated from telecom equipment on their private property. Wireless providers rely on property owners’ lack of information in order to perpetuate this disparity between themselves and land owners. Until now, there has not been an advocate fighting for these property owners’ rights to fair value within their telecom leases.
Vertical Consultants, a telecom consulting firm, continues to demand fair treatment for property owners engaged in telecom leases and those looking to enter into one. Vertical Consultants’ experience in the telecom industry has allowed successful recoupments and rent increases from the largest telecoms and tower developers in the world, with total dollar amounts in the millions over the life of the leases.
Hugh Odom, President of Vertical Consultants states “Wireless telecom carriers continuing need to meet an ever growing demand for data usage by their customers will continue to lead not only to the modification and upgrading of existing cell tower and rooftop sites but the development of new sites as well. Property owners need to be aware of the true value of their property when faced with decisions regarding a new or existing telecom lease. Telecom companies have and continue to rely upon property owners treating these transactions as real estate ventures when in reality the telecom companies understand that they are really telecom transactions and should be valued as such .”
Vertical Consultants was founded in 2010 by Hugh Odom and is comprised of a group of wireless industry veterans with more than forty (40) years of combined experience.
