There was a substantial increase in the number of closed sales for homes, condos, and townhomes in Barrington. The number of closed sales for attached homes rose from only 8 closed sales for the year ending March 31, 2012 to 42 closed sales for the year ending March 31, 2013. The number of closed sales for detached homes also rose from 180 closed sales for the year ending March 31, 2012 to 231 closed sales for the year ending March 31, 2013. The year did see a decrease in the number of homes for sale for both attached and detached homes. The number of attached homes for sale fell from 36 homes for the year ending March 31, 2012 to 22 homes for the year ending March 31, 2013, and the number of detached homes for sale dropped from 176 homes for the year ending March 31, 2012 to 130 homes for the year ending March 31, 2013. There was also a reduction in the number of new listings for homes, townhomes, and condos in Barrington for the year ending March 31, 2013. The number of new listings for attached homes fell from 81 new listings for the year ending March 31, 2012 to 48 new listings for the year ending March 31, 2013, and the number of new listings for detached homes dropped from 392 new listings for the year ending March 31, 2012 to 381 new listings for the year ending March 31, 2013. This caused a drop in the month’s supply of inventory for both attached and detached home in the area. The month’s supply of inventory for attached home was 8.8 homes for the year ending March 31, 2013, which represents a decrease from year ending March 31, 2012’s figure of 25.3 homes. The month’s supply of inventory for detached homes was 7.2 for the year ending March 31 2013, which is down from year ending March 31, 2012’s figure of 11.6 homes. There was also a slight decrease in the median sales price for attached Barrington homes as the price fell from $139,000 for year ending March 31, 2012 to $136,500 for year ending March 31. 2013, and the median sales price for detached homes dropped from $423,500 for year ending March 31, 2012 to $390,000 for year ending March 31. 2013. There were mixed results for homes sold in the area. The number of days attached homes remained on the market was up from 164 days for the year ending March 31, 2012 to 220 days for the year ending March 31, 2013. Whereas, the number of days detached homes remained on the market fell from 194 days for the year ending March 31, 2012 to 163 days for the year ending March 31, 2013.
