There was a decrease in the number of homes, townhomes, and condos in Hawthorn Woods for sale in the month of March 2013. The number of attached home for sale dropped from 8 homes in March 2012 to 3 homes in March 2013, and the number of detached homes for sale fell from 86 homes in March 2012 to 75 home for sale in March 2013. There were mixed results for the number of new listings for attached and detached homes in the area. The number of new listings for attached homes fell from 1 new listings in March 2012 to no new listings in March 2013. However, the number of new listings for detached homes increases from 22 new listings in March 2012 to 24 new listings in March 2013. The decline in the number of homes for sale, led to a drop in the month’s supply of inventory for both attached and detached home for sale in Hawthorn Woods. The month’s supply of inventory for attached homes dropped from 5.3 homes in March 2012 to 2.1 homes in March 2013, and the month’s supply of inventory for detached homes fell from 10.8 homes in March 2012 to 9.2 homes in March 2013. There were no closed sales for attached homes in the area, which means there were also no results for the median sales price or market time for attached homes. However, the number of closed sales for detached homes decreased from 11 closed sales in March 2012 to 9 closed sales for March 2013. The median sales price for detached homes for sale in Hawthorne Woods also dropped for the third straight year. The median sales price for detached homes fell from $551,250 in March 2011 to $462,500 in March 2012 to this year’s median sales price of $423,000 for March 2013.
