There were mixed results for the number of closed sales for attached and detached homes, condos, and townhomes in Hawthorn Woods in April 2013. While the number of closed sales for attached homes remained constant at 1 closed sale for April 2011 and April 2012, the number dropped this year to no closed sales for the month of April 2013. However, there was an increase of 100% in the number of closed sales for detached homes, as the number rose from 4 closed sales in April 2012 to 8 closed sales for April 2013. There was, however, a decrease in the median sales price for detached homes, as the number fell from $541,250 in April 2012 to $470,257 in April 2013. While this does represent a decrease of 13.1%, it is still higher than April 2011’s median sales price of $422,500.
Since there were no closed sales for attached homes, there is no median sales price to compare April 2012’s figure of $268,000 with.The month saw a decrease in the number of homes for sale in Hawthorn Woods for both attached and detached homes. The number of attached homes for sale dropped from 8 homes in April 2012 to 5 homes for April 2013, whereas the number of detached homes for sale fell from 88 homes in April 2012 to 80 homes in April 2013. There was a substantial increase in the number of new listings for homes in the area for both attached and detached homes. The number of new listings for attached homes rose from 1 new listing in April 2012 to 2 new listings in April 2013. The number of new listings for detached home increased from 20 new listings in April 2012 to 31 new listings in April 2013. The decrease in the number of homes for sales also caused a decrease in the month’s supply of inventory for both attached and detached homes, townhomes, and condos in Hawthorn Woods.
The month’s supply of inventory for attached homes fell from 5.3 homes in April 2012 to 3.5 homes in April 2013, whereas the month’s supply of inventory for detached homes dropped from 10.6 homes in April 2012 to 9.1 homes in April 2013. There was a slight increase in the market time for detached homes sold in the area, as the number days detached homes remained on the market rose from 172 homes in April 2012 to 180 homes in April 2013. Since no attached homes were sold this month, there is no market time figures, but the market time for the month of April 2012 was 166 days for attached home in Hawthorn Woods.
