There were mixed results for the number of new listings for attached and detached homes for sale in the area during the month of May 2013

The month of May 2013 showed mixed results for the median sales price for attached and detached homes, condos,and townhomes in Inverness. The median for sales price for attached homes increased from $275,000 in May 2012 to $340,000 in May 2013, whereas the median sales price for detached homes fell from $620,000 in May 2012 to $535,000 in May 2013. The month also revealed mixed results for the number of closed sales for attached and detached homes sold in the area. The number of closed sales for attached homes increased by 25% rising from 4 closed sales in May 2012 to 5 closed sales in May 2013, and the number of closed sales for detached homes decreased by 16.7% falling from 12 closed sales in May 2012 to 10 closed sales in May 2013.

There was a decrease in the number of attached and detached homes for sale in Inverness, as the number of attached homes for sale dropped from 15 homes for sale in May 2012 to 10 homes for sale in May 2013, and the number of detached homes for sale fell from 89 homes for sale in May 2012 to 63 homes for sale in May 2013. There were mixed results for the number of new listings for attached and detached homes for sale in the area during the month of May 2013. The number of new listings for attached homes increased from 2 new listings in May 2012 to 4 new listings in May 2013, and the number of new listings for detached homes dropped slightly from 26 new listings in May 2012 to 25 new listings in May 2013. The month did, however, show a decrease in the month’s supply of inventory for both attached and detached homes. townhomes, and condos in Inverness.

The month’s supply of inventory for attached homes fell from 6.3 homes in May 2012 to 3.6 homes in May 2013, and the month’s supply of inventory for detached homes in Inverness dropped from 13.7 homes in May 2012 to 7.6 homes in May 2013. The month did show significant improvement in the market time for both attached and detached home in May 2013, as the number of days attached homes remained on the market decrease by 98.2%, falling from 494 days in May 2012 to 9 days in May 2013, and the number of days detached homes stayed on the market fell by 42.7% dropping from 319 days in May 2012 to 183 days in May 2013.
