Kildeer Homes, Condos, and Townhomes for Sale in January Announced by The Herman Group

The January 31, 2013 statistics show an improvement of 220% in the number of days homes stayed on the market.

There was a significant increase of over 50% in the number of closed sales for homes, condos, and townhomes in Kildeer. The number of closed sales rose to 59 sales for the year ending January 31, 2013 from 39 sales for the year ending January 31, 2012. This is good new for the real estate market, especially considering the number of homes for sale throughout the year decreased by 27.7%, going from 58 homes two years ago to 45 homes over the last year.

The months supply of inventory also decreased by over 40%, as the number dropped from 16.8 homes for the year ending January 31, 2012 to 9.9 homes for the year ending January 31, 2013.

However, the number of new listings for homes, townhomes, and condos in Kildeer increased by just over 7%, as the number rose from 104 new listings for the year ending January 31, 2012 to 112 new listings for the year ending January 31, 2013. The January 31, 2013 statistics show an improvement of 220% in the number of days homes stayed on the market. The market time decreased from 360 days for the year ending January 31, 2012 to 281 days for the year ending January 31, 2013.

There was also a slight increase of 8.2% in the median sales price for Kildeer homes, as the median sales price increased to $525,000 for the year ending January 31, 2013 from $485,000 for the year ending January 31, 2012. The increased number of closed sales for Kildeer homes for the year ending January 31, 2013 combined with the significant decrease in the number of days homes remained on the market and an increase in median sales reveal that the housing market may be improving. This should spur even more new home listings for the upcoming year which will generate a greater demand on the market increasing median sales prices.
