There was an increase of over 50% in the number of closed sales for homes, condos, and townhomes in Kildeer. The number of closed sales increased from 41 closed sales for the year ending February 29, 2012 to 62 closed sales for the year ending February 28, 2013. There was also in increase in the media sales price for homes sold in the area. The median sales price rose from $507,500 for the year ending February 29, 2012 to $521,500 for the year ending February 29, 2013. While this represents an increase of 2.8% for the year, it is still dramatically lower than the year ending February 28, 2011’s figure of $600,000. There was a decrease in the number of homes for sale in Kildeer for the third straight year. The number of homes for sale decreased from 75 homes for the year ending February 28, 2011 to 58 homes for the year ending February 29, 2012, and then decreasing again to 43 homes for sale for the year ending February 28, 2013. There was a slight decrease of 4.6% in the number of new listings for homes for sale in the area, as the number fell from 108 new listings for the year ending February 29, 2012 to 103 new listings for the year ending February 28, 2013. The month’s supply of inventory of homes, townhomes and condos in Kildeer fell by 47.5% for the year. The month’s supply of inventory fell from 17 homes for the year ending February 29, 2012 to 8.9 homes for the year ending February 28, 2013. There was improvement in the market time as the number of days homes in the area remained on the market dropped from 359 days for the year ending February 29, 2012 to 276 days for the year ending February 28, 2013.
