March 2013 saw a significant increase in the number of closed sales for detached homes for sale in Lake Zurich. The number of closed sales for detached homes rose from 16 closed sales in March 2012 to 22 closed sales in March 2013. However, the number of closed sales for attached homes remained steady at 4 closed sales for the second straight year. There were mixed results for the number of homes for sale in the area, with the number of attached homes for sale increasing from 18 homes in March 2012 to 19 homes in March 2013, whereas the number of closed sales for detached home dropped from 127 closed sales in March 2012 to 67 closed sales for March 2013. There were also mixed results for the number of new listings for homes, condos, and townhomes in Lake Zurich. The number of new listings for attached homes rose slightly from 7 new listings in March 2012 to 8 new listings in March 2013. Whereas, the number of new listings for detached homes decreased slightly from 35 new listings in March 2012 to 31 new listings in March 2013. There was a decrease in the month’s supply of inventory for both attached and detached homes. The month’s supply of inventory for attached homes fell from 6.8 homes one year ago to 4.9 homes in March 2013, and the month’s supply of inventory for detached homes fell from 8 homes in March 2012 to 3.2 homes in March 2013. There were mixed results for the median sales price for attached and detached homes, townhomes, and condos in Lake Zurich, with the median sales price for attached homes decreased by just over 20%, and the median sales price for detached homes increased by almost 20%. The median sales price for attached homes in March 2013 was $175,000, which is down from March 2012’s median sales price of $219,750. However, the median sale price for detached home in March 2013 was $263,000, which is up from March 2012’s median sales price of $219,950. There was improvement in the market time for both attached and detached homes. The number of days attached homes remained on the market decreased from 355 days in March 2012 to 147 days in March 2013, cutting the market time by more than 50%. The number of days detached Lake Zurich homes stayed on the market decreased from 288 days in March 2012 to 136 days in March 2013, also cutting the market time by more than 50%.
