There was a dramatic increase of 366.7% in the number of closed sales for homes, condos, and townhomes for sale in Long Grove in April 2013. After seeing a slight drop last year in the number of closed sales, as the number fell from four closed sales in April 2011 to 3 closed sales in April 2012, this year saw a significant improvement as the number increased to 13 closed sales in April 2103. There was, however, a decrease in the median sales price for homes sold in the area. The median sales price for homes sold in the area saw an increase last year, as the median sales price rose from $557,000 in April 2011 to $700,000 in April 2012, but this year that number fell, as the median sales price dropped to $487,500 in April 2013. There was also a decrease in the number of Long Grove homes for in April 2013 as the number fell from 134 homes for sale in April 2012 to 76 homes for sale in April 2013.
There was encouraging news for the month as the number of new listings for homes for sale in the area increased for the third straight year. The number of new listings rose from 21 new listings in April 2011 to 23 new listings in April 2012 to finally 26 new listings in April 2013. The month did show another decrease in the month’s supply of inventory this year. The month’s supply of inventory has fallen for three years in a row, as the number dropped from 20.1 homes in April 2011 to 18.5 homes in April 2012 to 6.3 homes in April 2013. There was improvement in the market time for homes, townhomes, and condos in Long Grove, as the number of days homes remained on the market declined from 276 days in April 2012 to 186 days in April 2013.
