There was a slight decrease in the number of closed sales on homes, condos, and townhomes in Port Barrington. This number fell from 19 closed sales for the year ending February 29, 2012 to 18 closed sales for the year ending February 28, 2013. After a slight increase last year of 4.6%, there was a decrease of 21.4% in the number of homes for sale in the area. The number of homes for sale dropped from 23 homes for the year ending February 29, 2012 to 18 homes for sale for the year ending February 28, 2013. There was also a decrease in the number of new listings for the third straight year. The number of new listings for Port Barrington homes fell from 54 new listings for the year ending February 28, 2011 to 47 new listings for the year ending February 29, 2012 to finally 42 new listings for the year ending February 28, 2013. This also affected the month’s supply of inventory as the number decreased from an average of 12.2 homes for sale per month for the year ending February 29, 2012 to 9.2 homes for the year ending February 28, 2013. The median sales price for homes in the area has steadily decreased over the last three years, dropping from $235,500 for the year ending February 28, 2011 to $190,000 for the year ending February 29, 2012, and then falling again to $187,750 for the year ending February 28, 2013. After seeing an increase of 15% last year in the market time for homes sold in Port Barrington, the number has improved for this year. Last year the number of days homes remained on the market increased from 235 days for the year ending February 28, 2011 to 270 days for the year ending February 29, 2012, but rebound this year to 165 days for the year ending February 28, 2013.
