The number of closed sales for attached homes saw an increase of nearly 50%, as the number of homes sold rose from 421 for the year ending January 31, 2012 to 638 closed sales for the year ending January 31, 2013.

There was a dramatic increase in the number of closed sales for both attached and detached homes in Schaumburg. The number of closed sales for attached homes saw an increase of nearly 50%, as the number of homes sold rose from 421 for the year ending January 31, 2012 to 638 closed sales for the year ending January 31, 2013. The number of closed sales for detached home increase more than 50%, and increased from 254 closed sales two years ago to 390 closed sales over the past year.

There was also an improvement in market time over the past year for both attached and detached homes in Schaumburg. Attached homes saw a decrease of almost 24% in the numbers of days homes remained on the market, and detached homes had a decline of nearly 10% in the number of days homes were on the market. These figures above indicate improvement in the housing market, especially considering the total number of homes on the market dropped significantly for year ending January 31, 2013. The number of attached homes for sale dropped from 484 homes for the year ending January 31, 2012 to 305 homes for the year ending January 31, 2012, and the number of detached homes for sale decreased from 219 homes two years ago to 159 homes this past year.

The month’s supply of inventory also dropped by more than 50% for both attached and detached homes in Schaumburg. New listings for attached homes decreased from 1040 homes for the year ending January 31, 2012 to 948 homes for the year ending January 31, 2013, whereas new listings for attached homes fell slightly from 604 homes two years ago to 601 homes last year. There was a slight increase in the median sales price for detached homes, with a rise from $230,000 for the year ending January 31, 2012 to $235,000 for the year ending January 31, 2013. However, the median sales price for detached homes decreased by 7% falling from $110,000 for the year ending January 31, 2012 to $102,500 for the year ending January 31, 2013. The increase in closed sales for the year ending January 31, 2012, as well as, a rise in the median sales price for attached homes is all good indications that the housing market is improving.
