REMI Endorses Silicon Valley Commercial Real Estate

Tobias Nergarden, owner of the Real Estate Marketing Insider named Silicon Valley an important commercial real estate market and advised commercial realtors to consider adding listings from the area to their holdings. Mr. Nergarden’s announcement was prompted by reports in the San Jose Mercury News that the Silicon Valley commercial real estate market is poised for growth in 2013.

The past year bolstered the Silicon Valley economy in many ways, and as a result, the commercial market in the area has boomed. Following an influx of new hiring and new business into the area, Silicon Valley is reporting an increased demand for office and research space. Reports from Colliers International indicate that companies are looking to purchase a combined total of 7 million square feet of business space. More than half of that space is sought by firms looking to add more than 100,000 square feet. Meanwhile, the health and stability of the tech industry means that consolidation or space release is unlikely.

Mr. Nergarden believes that all commercial realtors should have listings in the Silicon Valley area, and should actively seek real estate leads in the Valley as a matter of course. For realtors that do not have Silicon Valley listings yet, REMI advises that now is the right time to find some. The surge in demand for commercial space and the low turnover will inevitably mean that new spaces will need to be built. The Insider expects upwards of 1 million square feet of new real estate to be built this year, and realtors that can make themselves the selling agents for the land or the new buildings will see a quick turnover and a generous commission.
