According to an article in Market Watch, house prices, construction permits and builder confidence have helped foster conditions for the housing recovery.

The S & P/Case-Shiller index reports that for the 10th month in a row, home prices hit “a year-over-year gain, with the 10-city metro index, the 20-city metro index, and even the nationwide index, tacking on double digit gains.” The Composite 20 index 20 of 20 also scored the biggest year-over-year increase.

The Federal Housing Financing Authority (FHFA) states its housing index report demonstrated its “seventh consecutive quarterly increase,” with a 6.7% uptick in house prices. 41 states showed price gains, according to the article.

According to the Census Bureau, housing construction is experiencing a big boost, as permit distribution has hit its “highest levels in five years,” reports the article. In addition, the rate of housing construction is still, “up 13% year-over-year.” Builders are growing confident as the National Association of Homebuilders (NAHB) reports that, “measures of current sales conditions, sales expectations and prospective buyer traffic all moved higher” across the board. NAHB’s, “measure of confidence in future sales” also hit their best levels since February 2007.

Low mortgage rates coupled with the fact that, for many, it is more costly to rent than to own a home, have also created a more hospitable environment for recovery, according to the article. Rosen says builders reported a surge in sales during the spring season as buyer confidence rose, and that new homes are a better investment overall in the current market. “As demand increases, prices are rising.
