The year showed good results for detached homes for sale in Barrington as the median sales price and the number of closed sales both increased.

The number of closed sale for attached homes rose by 60%, going from 25 closes sales for the year ending September 30, 2012 to 40 closed sales for the year ending September 30, 2013.

The John Herman Team is prepared to release the latest real estate performance results for the Barrington community for the year ending September 30, 2013. The year showed good results for detached homes for sale in Barrington as the median sales price and the number of closed sales both increased.

The real estate review showed significant improvement in the number of closes sales reported for both attached and detached homes. The number of closed sale for attached homes rose by 60%, going from 25 closes sales for the year ending September 30, 2012 to 40 closed sales for the year ending September 30, 2013. The review continued further to show an additional increase in the number of closed sales for detached homes, as the figure rose from 208 closed sales for the year ending September 30, 2012 to 264 closed sales for the year ending September 30, 2013, which represents a 26% increase.

There were mixed results for the median sales price for home sold in this community. As the median sales price for attached homes dropped from $157,500 for the year ending September 30, 2012 to $147,250 for the year ending September 30, 2013, the median sales price for detached homes rose from $376,850 for the year ending September 30, 2012 to $427,000 for the year ending September 30, 2013.

The Illinois real estate review also showed a decline in the number of homes listed on the market. The number of attached homes for sale dropped from 31 homes for the year ending September 30, 2012 to 18 homes for the year ending September 30, 2013, and the number of detached homes for sale fell from 156 homes for the year ending September 30, 2012 to 116 homes for the year ending September 30, 2013. The number of new listings for attached homes also fell from 72 new listings for the year ending September 30, 2012 to 58 new listings for the year ending September 30, 2013. There was a slight increase, however, in the number of new listings for detached homes, as this number rose from 412 new listings for the year ending September 30, 2012 to 428 new listings for the year ending September 30, 2013.

Further review of this report revealed a dramatic decrease in the month’s supply of inventory for Barrington homes for sale. The month’s supply of inventory for attached homes fell from an 18.7-month supply for the year ending September 30, 2012 to a 5.3-month supply for the year ending September 30, 2013. The month’s supply of inventory for detached homes also fell, dropping from a 9.6-month supply for the year ending September 30, 2012 to a 5.7-month supply for the year ending September 30, 2013. There was improvement shown in the market time for homes sold in this community, as the market time for attached homes dropped from 224 days for the year ending September 30, 2012 to 198 days for the year ending September 30, 2013. The market time for detached homes fell from 171 days for the year ending September 30, 2012 to 119 days for the year ending September 30, 2013.
