Cary real estate has seen an increasing number of home being sold per year, over the last three years. Between February 2012 through January 2013, detached single-family home sales boosted greatly in Cary from the prior year by 55.9%. A total of 251 closed sales occurred in this time frame. We can compare this to the year before, where 161 sales took place, a 5.9% increase from February 2012 to January 2011, where there were 152 sales closed.
The median sales price for detached single-family homes decreased during February 2012 through January 2013 by 5.3%, putting it at $180,000. The year before, there was a 10% drop in median sales price, the amount at $190,000. The median sale price for attached single-family homes declined by 15.6% from the prior year, during February 2012 to January 2013. The year before the median sales price for attached single-family homes was $125,000, a three percent decrease from the median sales price of February 2010 through January 2011.
February 2012 through January 2013, months supply of inventory for detached single-family homes dropped 49.6%. Market time during this year also decreased, however only by 1.4%. In the year before, February 2011, through January 2012, the market time dropped 7%. Also in the same year, market time on attached single-family homes rose by 57.2%. The months supply of inventory expanded that year for attached single-family homes a total of 37.4%.
From February 2010 to January 2011 there were 433 new detached single-family Cary homes for sale listed. During the next year, that number dropped to 413, only a 4.6% decrease. Then from February 2012 to January 2013, that number increased up to 435, a 5.3% gain from the previous year. There was also a 4.5% increase in Attached single-family homes during the past year. There were 93 attached single-family homes listed from February 2012 through January 2013. The prior year, there were 89 attached single-family homes listed, which was a 19.1% decrease from the year of February 2012 through January 2011.
