The number of new listings for attached homes increased from 88 new listings for the year ending April 30, 2012 to 94 new listings for the year ending April 30, 2013

There was a significant increase in the number of closed sales for attached and detached homes, townhomes, and condos in Cary for the year ending April 30, 2013. The number of closed sales for attached homes increased by 25%, as the number rose from 44 closed sales for the year ending April 30, 2012 to 55 closed sales for the year ending April 30, 2013. The number of closed sales for detached homes rose by 29.2%, as the number increased from 189 closed sales for the year ending April 30, 2012 to 263 closed sales for the year ending April 30, 2013. There were mixed results for the median sales price for attached and detached homes. The median sales price for attached homes dropped from $124,500 for the year ending April 30, 2012 to $100,500 for the year ending April 30, 2013. Whereas the median sales price for detached homes rose from $178,000 for the year ending April 30, 2012 to $195,000 for the year ending April 30, 2013.

The year did show a decrease in the number of attached and detached homes for sale in Cary. The number of attached homes decreased from 44 closed sales for the year ending April 30, 2012 to 34 homes for sale for the year ending April 30, 2013, and the number of detached homes decreased from 202 homes for sale for the year ending April 30, 2012 to 154 homes for sale for the year ending April 30, 2013. There was, however, an increase in the number of new listings for homes for sale in the area. The number of new listings for attached homes increased from 88 new listings for the year ending April 30, 2012 to 94 new listings for the year ending April 30, 2013. The number of new listings for detached home rose from 422 new listings for the year ending April 30, 2012 to 452 new listings for the year ending April 30, 2013. The month’s supply of inventory also decrease for both attached and detached homes.

The month’s supply of inventory for attached homes fell from 13.7 homes for the year ending April 30, 2012 to 8.7 homes for the year ending April 30, 2013, and 15.3 homes for the year ending April 30, 2012 to 7.7 homes for the year ending April 30, 2013. The year showed an improvement in the market time for attached and detached homes, condos, and townhomes in Cary, as the number of attached homes that remained on the market fell from 211 days for the year ending April 30, 2012 to 156 days for the year ending April 30, 2013, and the number of days detached homes stayed on the market dropped from 178 days for the year ending April 30, 2012 to 163 days for the year ending April 30, 2013.
