There was a decline in the month’s supply of inventory for homes, townhomes, and condos in Cary.

There was a dramatic increase in the number of closed sales for attached and detached homes, condos, and townhomes in Cary for the month of May 2013. The number of closed sales for attached homes rose by 20%, increasing from 2 closed sale in May 2012 to 6 closed sale in May 2013, and the number of closed sales for detached homes increased by 46%, as the number rose from 26 closed sales in May 2012 to 38 closed sales in May 2013. There were mixed results, however, in the median sales price for attached and detached homes sold. While the median sales price for attached homes dropped slightly, falling from $104,750 in May 2012 to $85,500 in May 2013, the median sales price for detached homes rose by 35%, increasing from $165,750 in May 2012 to $226.500 in May 2013. There was, however, a decrease in the number of homes for sale in Cary for the month of May 2013. The number of attached homes for sale dropped from 39 homes for sale in May 2012 to 23 homes for sale in May 2013, and the number of detached homes for sale fell from 183 homes for sale in May 2012 to 129 homes for sale in May 2013.

The month did show some improvement in the number of new listings for homes in area, as the number of new listings for attached homes in Cary rose from 8 new listings in May 2012 to 9 new listings in May 2013, and the number of new listings for detached homes increase from 42 new listings in May 2012 to 55 new listings in May 2013. There was a decline in the month’s supply of inventory for homes, townhomes, and condos in Cary. The month’s supply of inventory for attached homes dropped from 11.4 homes in May 2012 to 3.8 homes in May 2013 and the month’s supply of inventory for detached homes fell from 10.3 homes in May 2012 to 4.6 homes in May 2013. The month showed mixed results in the market time for attached and detached homes sold in the area, as the number of days attached homes remained on the market rose from 32 days in May 2012 to 85 days in May 2013 and the number days detached homes stayed on the market decreased from 216 days in May 2012 to 112 days in May 2013.
