There was a dramatic increase, of 37.5%, in the number of homes sold in the Deer Park area for the year ending January 31, 2013. This is good news, especially since the number of homes on the market decreased more than 40%, dropping from 33 homes for year ending January 31, 2012 to 19 homes this year. The monthly supply of inventory on the market also decreased from 12.5 home for year ending January 31. 2012 to 7.1 homes for year ending January 31. 2013.

However, the new home listed has stayed relatively steady for the past three years, with 64 new listings for year ending January 31, 2011, 67 new listings for year ending January 31, 2012, and 60 new listings for year ending January 31, 2013. Although, there was a 2% drop in the median sales for homes sold in the Deer Park area, this year median sales price of $441,000 is still up more than $20,000 from January 31, 2011 figure of $420,000. More good news shows that the number of days the average home stayed on the market has decreased for the third straight year. With a high of 218 days for year ending January 31, 2011, the market time has decreased significantly to 144 days for year ending January 31, 2013.
