The number of new listings for attached homes rose from 2 new listings in March 2012 to 4 new listings in March 2013

There was an increase in the number of new listings for both attached and detached homes, condos and townhomes in Deer Park. The number of new listings for attached homes rose from 2 new listings in March 2012 to 4 new listings in March 2013, whereas the number of new listings for detached homes doubled as it increased from 4 new listings in March 2012 to 8 new listings in March 2013. This is good news considering the number of homes for sale in the area decreased slightly for the third straight year for both attached and detached homes in the area.
The number of attached home for sale fell from 9 homes in March 2011 to 5 homes in March 2012 to finally 3 homes for sale in March 2013. Likewise, the number of detached homes for sale in Deer Park dropped from 22 homes in March 2011 to 13 homes in March 2012 to this year’s figure of 11 homes for sale in March 2013. This caused a decrease in the month’s supply of inventory from last March to this March.
The month’s supply of inventory for attached home fell from 4.3 homes in March 2012 to 2.0 home in March 2013, and the month’s supply of inventory for detached homes decreased from 6.9 homes in March 2012 to 3.6 homes in March 2013. While there were several homes for sale, there were no closed sales for attached or detached homes, town homes, and condos in Deer Park for the month of March 2013. This represents a significant decrease in the number of closed sales for attached homes, as the number of closed sales fell from 3 closed sales in March 2012 to no closed sales for March 2013. However, this number remains steady for detached homes, as there were also no closed sales in March 2012.
Without a closed sale, there were no March 2013 figures for median sales price or market time. However, March 2012 saw a median sales price of $312,500 for attached homes, with a market time of 267 days. Whereas, March 2011, saw a median sales price of $550,000 for detached homes, with a market time of 280 days.
