There was an improvement in the number of new listings for both attached and detached homes in the area.

There was an increase in the median sales price for attached and detached homes, condos, and townhomes in Deer Park for the year ending April 30, 2013. The median sales price for attached homes increased from $350,000 for the year ending April 30, 2012 to $390,000 for the year ending April 30, 2013. The median sales price for detached homes rose from $460,000 for the year ending April 30, 2012 to $485,000 for year ending April 30, 2013. There was also an increase in the number of closed sales for homes in the area for both attached and detached homes. The number of closed sales for attached homes rose from 7 closed sales for the year ending April 30, 2012 to 9 closed sales for the year ending April 30, 2013, and the number of closed sales for detached homes rose from 17 closed sales for the year ending April 30, 2012 to 33 closed sales for the year ending April 30, 2013. There was a decreased in the number of attached and detached homes for sale in Deer Park.

The number of attached homes for sales fell from 9 homes for sale for the year ending April 30, 2012 to 3 homes for sale for the year ending April 30, 2013, and the number of detached homes for sale dropped from 21 homes for sale for the year ending April 30, 2012 to 16 homes for sale for the year ending April 30, 2013. There was an improvement in the number of new listings for both attached and detached homes in the area. The number of new listings for attached homes rose from 13 new listings for the year ending April 30, 2012 to 16 new listings for the year ending April 30, 2013, and the number of new listings for attached homes increased from 44 new listings for the year ending April 30, 2012 to 63 new listings for the year ending April 30, 2013. The year did show a decrease in the month’s supply of inventory for attached and detached homes, townhomes, and condos in Deer Park.

The month’s supply of inventory for attached homes dropped from 7.3 homes for the year ending April 30, 2012 to 1.9 homes for the year ending April 30, 2013, and the month’s supply of inventory for detached homes fell from 9.8 homes for the year ending April 30, 2012 to 6.6 homes for the year ending April 30, 2013. The year did show an improvement in the market time for both attached and detached homes in the Deerpark. The number of days attached homes stayed on the market dropped from 153 days for the year ending April 30, 2012 to 112 days for the year ending April 30, 2013, and the number of days detached homes remained on the market fell from 191 days for the year ending April 30, 2012 to 126 days for the year ending April 30, 2013.
